The Leadenhall Building (TLB), or 122 Leadenhall, also dubbed The Cheesegrater for its distinctive shape is one of the most spectacularly distinctive buildings in London. The building, opposite Lloyd’s of London in the City contains 610,000 sq ft of office space, a 100 ft high atrium including lawns, seating, trees, shops and an events space which is open to the public, 51 floors and 26 passenger lifts.
This unique building is the landmark development of British Land and Oxford Properties, with Broadgate Estates providing the property management services to the whole building including hard and soft services comprising reception, security, M&E, horizontal and vertical cleaning, vertical transportation management and public spaces surrounding the building.
Broadgate Estates sought a team of world-class service providers who would unite together to provide a one-team solution to this flagship and iconic building.
Following a rigorous tender process, in July 2014 Incentive Lynx were identified as being the manned guarding service provider best placed to meet the highest of expectations demanded by the client, tenants and visitors. Over our 14 year partnership with Broadgate, we have demonstrated relentless commitment to service excellence, always striving to better ourselves. Our unfailing determination to exceed expectations gave Broadgate the confidence that we were the right contractor to be awarded the security services contract for this prestigious building.
As always with our business, the quality of the service is determined by the attitudes, values and competence of the team. We always ‘fit’ our personnel to our clients and working locations. Finding the right team was imperative for the successful delivery of our promised service excellence at TLB.
We were appointed prior to fit out so the team not only needed to deliver the exceptional customer service expectations of the most iconic building in the City, it was also necessary to deal with the pressures of fit out, manage the occupation process by tenants and the change process from a fit out environment to a fully-functioning office building. In addition, we were responsible for developing the building procedures with the client that would cater for all stages of occupation.
Broadgate actively promotes a ‘one team ethos’ from their service providers and this was a key focus for the entire delivery team. Our officers built robust relationships with all contractors, proactively supporting each other and anticipating the needs of the stakeholders to ensure the best experience possible for all visitors to TLB.
In order to ensure an optimum service delivery that was entirely bespoke to the environment, we formed a team of 28 officers for TLB, transferring some of our outstanding existing members from other buildings – those who were shining ambassadors of our business and demonstrated the responsiveness and enthusiasm for their roles, mentoring others in their team to excel. We then recruited new officers with the same values and attitudes, resulting in an exemplary, world class team of Leadenhall-specific personnel.
The building and business continuity procedures developed by our team and client working party remain in place and will accommodate changes to the building as they occur.
Our team was, and remains, immensely proud to be providing the manned guarding service at The Leadenhall Building. The pleasure they gain from their roles translates into a smiling and helpful welcome that is experienced by all who visit and indeed, was noted as being the best he’d seen by the most senior tenant advisor at JLL in the UK. Our team was subsequently congratulated for delivering such a welcome by the Leasing Director of The British Land Company PLC.
